Equal Housing Opportunity. Moon Sherpa Labs is committed to the letter and the spirit of U.S. fair housing law. We build and operate Follow Up Ace (also styled "Ace AI") to help real estate professionals serve every client fairly, and we expect every user of the Service to do the same.

1. Our Commitment

We support equal access to housing opportunity for all people. We do not condone, and we design the Service to discourage, any housing-related discrimination. We comply with the Fair Housing Act (42 U.S.C. §§ 3601–3619) and applicable federal, state, and local fair housing laws.

2. Protected Classes

The Fair Housing Act prohibits discrimination in housing on the basis of race, color, religion, national origin, sex (including sexual orientation and gender identity), familial status, and disability. Many state and local laws extend protection to additional characteristics (for example, age, marital status, source of income, military or veteran status, and others). We support compliance with all of these protections.

3. No Steering, No Discrimination

Follow Up Ace must not be used to:

steer clients toward or away from neighborhoods, communities, or properties based on a protected class;
express, directly or indirectly, any preference, limitation, or discrimination based on a protected class in any listing, advertisement, message, or communication;
engage in blockbusting or redlining; or
provide different service, terms, or availability based on a protected class.

Describe the property, not the intended occupant. Listings, advertisements, and messages — including AI-generated copy — must describe the property and its features, not the people who are expected or preferred to live there. Phrases that describe or signal a preferred occupant are prohibited, for example "perfect for a young family," "safe neighborhood," and "walking distance to churches." Every AI-generated communication must be reviewed by a human before it is sent.

These prohibitions apply to all human and AI-assisted activity on the Service and are reinforced in our Acceptable Use Policy.

4. AI Bias Controls & Compliance Scanning

Because Follow Up Ace uses AI and machine learning, we take specific steps to reduce the risk of discriminatory output:

Compliance scanning. The Service includes automated compliance scanning that reviews AI-generated content for potential fair housing and licensing-disclosure issues and may flag, modify, or block content before it reaches you or your clients.
Advisory, human-reviewed scoring. Ace Trove's contact intent scores, accountability scores, and predictive models are advisory and are based on engagement and CRM-activity signals — not on protected characteristics. They are intended to prioritize follow-up, not to make decisions about any person's access to housing, and they are subject to human review.
Protected characteristics and proxies excluded. Our scoring and predictive models exclude protected characteristics and known proxies for them (such as features that stand in for race, national origin, familial status, or disability), supported by documented feature governance over the inputs the models use.
Periodic disparate-impact testing. We commit to periodic disparate-impact testing of our score and prediction distributions to detect and address outcomes that could disproportionately affect a protected class.
No protected-class targeting. We do not design the Service to target, rank, or exclude consumers on the basis of a protected class or a known proxy for one, and using it to do so is prohibited.
Ongoing review. We review our AI features and compliance controls over time and welcome reports of concerning output.

Automated controls are a safeguard, not a guarantee. You remain solely responsible for ensuring that every communication, advertisement, and decision complies with fair housing law, and for reviewing all AI Output before use.

5. Your Responsibilities

If you use the Service, you agree to comply with all fair housing and anti-discrimination laws, to review AI Output before sending it, and not to use the Service to discriminate or steer. Violations may result in immediate suspension or termination under the Terms of Service and Acceptable Use Policy, and we may report unlawful conduct to the appropriate authorities.
